Do I Need Homeowners Insurance?

If you are buying a new home, then more than likely your bank or mortgage company will require that you have homeowners insurance. If you own a home, homeowners insurance is an important part of protecting yourself from the expenses of repairing or replacing damages.

The concept of homeowners insurance is to provide you with a way to receive some help in repairing or replacing your home should covered damage occur. Homeowners insurance will cover various perils, as they are know in the industry, such as the damage caused by a fire. The insurance will help you pay for not only the damage caused to the structure of your home, but covered contents as well.

Finally, homeowners insurance can help protect you if someone other than a family member is hurt or injured while on your property.

What is Typically Covered?

Each homeowners policy will have variations in terms of coverage. However in general most policies will cover property as well as liability. The liability portion is designed to protect the homeowner should someone other than a family member have an accident or injury on the property. For the property portion of most policies, they generally cover the following items:

  • Fire or lightning
  • Windstorm or hail
  • Explosions
  • Riot or civil commotion
  • Aircraft
  • Vehicles
  • Smoke
  • Theft or vandalism (sometimes called malicious mischief)
  • Falling objects
  • Weight of ice, snow or sleet
  • Freezing of a plumbing, heating, air conditioning or other such household system

What About Renters Insurance?

Because renters can face the same perils of fire or other types of damage, it’s a good idea for them to have protection. The question to ask is, if my home was badly damaged due to a fire, would I have the funds available to repair or replace it all? And what if a friend was hurt while visiting you and brought a lawsuit against you? Would you have the funds to protect yourself?

For the vast majority of renters, the answers are usually no, which is why for many it makes sense to have renters insurance in place. Renters have the same need for protection that homeowners do.

Is Condo Insurance Different?

Condominium owners, as with renters and homeowners, face the same issues of needing to repair or replace property should damage occur. Likewise, in the event a friend is hurt while visiting, Condo owners need help protecting them from the financial risk of a lawsuit.

If you are a Condo owner, look around and ask yourself a question, can you afford to repair or replace everything should a fire destroy everything? Like most, you may find yourself answering ‘no.’

Condo owners may however find there is already a portion of protection available. Typically, many Condo Associations maintain property insurance coverage for the outside structure of the Condo. Although Condo insurance can vary, typically everything from the stud walls out is covered under any Association Condo insurance, and anything from the stud walls in is the homeowners responsibility.

It’s a good idea if your a Condo owner to check with your Association and review a copy of any Condo insurance they may have in place.

Either way, protection of your property and protection from possible lawsuits makes Condo insurance an important financial tool for any Condo owner to consider.

Is Flooding Covered With Homeowners Insurance?

Flooding is typically not covered under homeowners insurance. It’s a sad fact that many homeowners are mistakenly assuming that any flooding that damages their property will be covered with their homeowners insurance – only to find out after the fact that this is not the case. Even if you don’t live along a river or stream, flooding can occur and damage your home. The good news is separate flood insurance is available in many areas through the National Flood Insurance Program.

If you live in Thousand Oaks or anywhere in the surrounding areas and have questions about coverage from floods be sure to call Harvest Insurance Agency, they’ll be happy to answer your questions and evaluate your potential flood insurance needs.
